With an average price of £636,960 in 2021. London is held as one of the most expensive place to buy a property in the UK.

But even if this is true, it is also a great opportunity to start building a property portfolio. Rather than keeping this information secretly guarded we decided to make this information available to all buyers and sellers to help YOU better how the market is evolving.

Evolution of the price depending on the type of property

The price of a property is the result of different factors but the type of property is definitely a driving factor.

When we talk about type of property we are mentioning the following.

  • House
  • Flat
  • Maisonette
  • Bungalow
  • Park Home

It is important to distinguish the property type from the built form which relate to how the property is connected to other buildings. This applies mostly to houses but will also have an impact on the price. When we talk about built form we usually mean the following:

  • Detached
  • Link Detached
  • Semi detached
  • Terraced
  • Mid terraced
  • End of terrace

Unfortunately, the Land Registry does not give a cristal clear definition of each property type. Instead, in 2012, they shared a classification you can read below and download here

So how the property type impacts the price?

The table below shows you the average sold price per property type in 2021 recorded by the Land Registry.
