What affects the rental value of your property?
Two flats on the same street can let for very different rents. These are the factors that make the biggest difference in London.
Location and postcode
Postcode sets the baseline. A 2-bed flat in W11 typically lets for far more than one in E8, and even within a postcode, streets near a station or park command a premium. See the postcode table above for current figures.
Property type
Period conversions and warehouse apartments often let above purpose-built flats in the same postcode, because they attract tenants looking for character and space. Lateral mansion-block flats in areas like Notting Hill are among the most sought-after rentals in London.
Bedrooms and size
More bedrooms mean more rent, but not proportionally. One-bedroom flats usually earn the most rent per square foot, which is why they are popular with investors.
Condition, finish and furnishing
A well-presented property can let for 10 to 15% more than a tired equivalent, and faster. Furnished flats carry a premium with relocating professionals and overseas tenants, and outdoor space adds value everywhere.
Transport links
Walking distance to an Elizabeth line or Zone 1 to 2 Underground station is one of the most reliable rent premiums in London.
Licensing and compliance
Many London boroughs run selective licensing schemes, and homes let to three or more unrelated tenants need an HMO licence. Letting without the right licence can lead to fines of up to £30,000 and makes it hard to let at full market rent.
Why getting the rent right matters more since May 2026
Since 1 May 2026, the Renters’ Rights Act has banned rental bidding in England. You must advertise a specific rent, and you can’t accept offers above it. That means the asking rent you set is the most you can achieve for that letting.
- Set it too high and the property sits empty; you can lower the rent, but you can’t let tenants bid it back up.
- Set it too low and you can’t correct it upwards for the same letting.
An accurate rental valuation before you advertise is now the single best way to protect your income.

Online rental valuation or in-person appraisal?
An online rental valuation gives you a quick, data-based rent range. An in-person appraisal refines it with what data can’t see, such as the finish, the light and the view.
| Online rental valuation | In-person appraisal | |
|---|---|---|
| How long it takes? | About 2 minutes, estimate emailed within minutes | 30 to 45 minute visit, figure within 24 hours |
| What it’s based on? | Live listings of similar properties in your postcode | Live listings plus a lettings expert’s view of your property |
| Accuracy | A realistic range | A specific recommended asking rent |
| Best for | Checking the market, planning a purchase or remortgage, overseas landlords | Setting the asking rent before you advertise |
| Cost | Free | Free |
Most landlords start online, then book an appraisal when they’re ready to let. Under the rental bidding ban, the asking rent you advertise is the most you can accept, so an appraisal before listing is worth the half hour.

Not the figure you expected?
An online estimate can’t see your property’s best features. Book a free in-person appraisal and one of our lettings team will give you a recommended asking rent, plus the changes that could add the most to it.

It depends mainly on your postcode, the number of bedrooms, and the condition and furnishing of the property. The table above shows typical rents by postcode; for a figure for your own property, use our free online rental valuation and we’ll email you an estimated range within minutes.
We compare your property with similar homes currently advertised to let in the same postcode, then adjust for size, property type, condition, furnishing, floor level and outdoor space. An in-person appraisal adds a lettings expert’s view of features data can’t capture.
It gives a realistic range based on live listings, which is enough to plan with. For the exact rent to advertise, we recommend a free in-person appraisal, especially since the rental bidding ban means you can’t accept offers above your asking rent.
Both our online rental valuation and our in-person appraisal are free, with no obligation to let through us.
Yes. Many of our landlords live outside the UK. The online valuation works from anywhere, and we can arrange an in-person appraisal with a key holder or tenant while you’re abroad.
A well-priced, well-presented property in a popular area often lets within two to four weeks. Pricing it correctly from the start is the biggest factor, as overpriced properties sit empty.
Not for the same letting. Since 1 May 2026, you must advertise a specific rent and can’t accept offers above it. You can lower the asking rent, or advertise a higher rent for a genuinely different letting, such as unfurnished to furnished.
A rental valuation estimates how much monthly rent a property could achieve. A sales valuation estimates what it would sell for. If you want to know what your property is worth to sell, use our house valuation page instead.
